Home Information Packs became compulsory in June 2007 for four bedroom residential properties, with all properties requiring a HIP from 14th December 07. This means that you need a HIP to sell your property.

At Dorman’s we work with local solicitors in providing HIPs promptly and cost effectively. We are able to provide a HIP for your property within five working days which will allow us to market your property quickly and efficiently. There are a variety of flexible payment options available dependant upon individual requirements and we will be happy to discuss these with you in further detail upon request.

What’s a HIP and what’s in it?

The government introduced HIPs to improve the buying and selling process and to provide potential purchasers with information on the properties energy efficiency. A HIP consists of a set of legal documents, searches, and a report on the energy efficiency of the property as follows:

Index of documents contained in the pack
Local Authority searches
Drainage searches
Energy Performance Certificate (EPC)
Evidence of title from the Land Registry
Sales Statement & unexpired warranties
On leasehold properties a copy of the lease is required

Does every property need a HIP?

A vast majority of properties do. The exceptions are as follows:

  • If the property was marketed before the HIPs implementation date
  • If the property is part residential and part commercial or wholly commercial
  • If the property has a sitting tenant
  • If the property is outside England and Wales
  • If the property is used as holiday accommodation

The EPC – who does it and what will it show?

An EPC (Energy Performance Certificate) is a report undertaken by a fully qualified Domestic Energy Assessor or Home Inspector. They will visit your home on a day and time convenient to you to compile the information that is needed in line with the EPC requirements. The EPC will indicate the properties energy efficiency using A-G ratings such as those used on kitchen appliances. It will show where improvements can be made to the property to reduce carbon emissions and fuel bills and indicate how much this will cost against how much will be saved.

How do I get a HIP and much will it cost?
